Bonded asbestos cement — roof sheets, ceilings, gutters, cladding — is stable while intact and is removed whole under wet methods with an exclusion zone. Friable material — pipe lagging, insulating board, sprayed coatings, boiler linings — crumbles under hand pressure and needs full enclosure, negative pressure, airlocks, decontamination units and clearance testing. A contractor who does hundreds of roofs a year is not automatically equipped for the second, and the honest ones will say so. Ask directly which class the quote covers, because finding out mid-job is expensive.

Registration is issued for particular classes of asbestos work. A certificate on its own does not tell you whether it covers what is on your building — check the scope, not just that the document exists.

When A General Builder Is Not Enough

  • Anything that will be cut, drilled or broken. Fixing solar rails through a roof, running a cable through a ceiling, or opening a wall panel all count as disturbance.
  • Interior work of any kind. Ceilings and partitions need containment and usually clearance testing before the room is used again.
  • Material already damaged. Storm debris and broken sheets are handled as higher-risk than an intact roof.

  • The registration certificate itself. Entity name matching the quote, class of work, and an expiry date that has not passed.
  • The public liability schedule. Sum insured, and written confirmation that asbestos work is not excluded.
  • Who supervises on site. The contractor's own trained staff, or subcontracted labour, and who holds responsibility either way.
  • Which inspection authority does the air monitoring. It sits with an independent approved inspection authority, not the removal contractor.
  • Two comparable recent jobs. Same class of material, same scale, with contactable references.
